This is our most basic survey, it includes a concise report that focuses on the defects in a property that could affect its value - such as cracks, damp and other basic defects. The report does not go into too much detail, but lets the home buyer know if a property has the ‘all-clear’ for a purchase...
This survey is Right Surveyors’ very own version of a building survey. For clients that need a survey that is more thorough than the HomeBuyer Report, but not quite as comprehensive as the Building Survey - this service is perfect as it offers a good, ‘middle-ground’ level of detail...
If you are concerned about a particular defect in your property then a single fault assessment is the survey for you. It can be carried out before or even after a property purchase has gone through and it is very good value for money as the surveyor only looks at the specific fault that needs assessing.
"A superb service which fulfilled our request for a full structural survey which was very precise and comprehensive full of helpful advise. Andy had a huge wealth of knowledge which he applied in his detailed survey. First class service from start to Finish." Chris Murphy , Houghton Le Spring
When buying a property, the Government, Which? Magazine and the Royal Institution of Chartered Surveyors all agree that a building survey should take place before the building is purchased to avoid any hidden expenses.
After a building is purchased, home buyers and investors often spend thousands of pounds on repairs; this is money which could have been saved if a building survey had taken place before the purchase. A home is usually the most expensive investment that we make, which is why it is very important to know everything that there is regarding the condition before a purchase can be met.
Andy Banks MRICS MFPWS is the local surveyor and Director at Right Surveyors Gateshead. He has had around 25 years of experience in the surveying industry and has been RICS qualified for 15 years – during this time he has picked up a variety of skills that give his surveys a special touch and make them his own.
Andy is one of our most qualified surveyors, he is friendly but extremely professional, and his clients adore the work he produces. Andy makes sure that the reports he constructs are concise with the right amount of depth and detail, but are still clear and coherent, in an easy-to-read format.
This is one of the lowest costing services that we offer but it can be one of the most useful. When commissioning a survey, the payment is usually split into two parts, the first part is paying for the site visit and the second half is paying for the written report.
Andy inspects the property with the level of detail that he would for any other survey, but instead of creating a report he will discuss his findings verbally to the client. This means that this service costs half as much as any other survey as you are only paying for the site inspection, not the report!
As a qualified Chartered Building Surveyor, Andy Banks is an expert in Single Fault Assessments. A Single Fault Assessment is a thorough analysis of a specific defect in a property, the most common defects being problems such as damp, cracks and subsidence.
A Single Fault Assessment can be carried out before or after a property purchase and the cause, or probable cause, of the defect is established. Andy also provides advice on the next steps to take to address the problem in his analysis. As well as being useful in general practice, this service is often used for insurance claims.
When looking to extend your property, it is important that you comply with the regulations of the Party Wall Act etc. 1996. Andy Banks is a Member of the Faculty of Party Wall Surveyors so he has a broad knowledge of legislative Party Wall requirements.
Disregarding any part of the Party Wall Act can result to problems in the near future. Andy talks his clients through the Act and also gives advice and help to clients that feel as though they are being affected by a Party Wall issue; he is qualified to accurately measure boundaries and confirm whether or not a party wall action is legal.
